Since meeting you in February, I have had the goal of modeling your success and the traits that have got you where you are! Your real estate success, including your thorough research of each property and knowledge, your willingness to share and your direct, down to earth communication style are some of the traits that have inspired me. You have been so helpful in sharing what you know and encouraging me and others to reach for our true potential. Thanks July for doing what you do, and in the process helping hundreds of people (if not already thousands). Thanks so much for helping mentor me into real estate as well. You share your most precious asset, your time by educating people in person, through courses and your website. I look forward to watching you and your business grow, as I and my business grow too! Hello July,
I met you a couple of years ago at a Fast Track to Cashflow meeting hosted by Darren Weeks. I purchased the cashflow game and some pieces were missing. You were kind enough to mail them to me.
Since then, I have been receiving your newsletters which I do really enjoy. Last year I went to the Millionaire Mind Intensive and it was absolutely amazing.
I wanted to thank you for your inspiration and providing me with information that has really helped change my life.
2 years ago I was working as a Studio Coordinator for a VFX house, but not satisfied and had lost the passion in life sort of speak. Stuck in the Rat Race maze. My husband and I were up to our neck in debt and going no where. The worst part was, I didn’t have much self confidence and let people walk all over me. It made me angry, but I didn’t have the self confidence to stand up for myself.
Although, the universe works in mysterious ways - as it were, the studio closed down and everyone was laid off. WHAT A BLESSING!
At that time, Rich Dad Poor Dad had fallen into my hands and since then I never looked back. I started going to the Fast Track to Cashflow seminars and I saw you speak at them. I could would never EVER consider talking in front of 3 people let alone 500! I have always admired anyone that could stand up in front of so many people! I was so afraid of failure; afraid that I wasn’t good enough or smart enough…I had nothing to offer anyone.
After attending the seminars and reading a few of Robert kiyoski’s books. We ended up selling our condo at a good time, made a $70k profit, paid off all of our debt. We moved into a place where we could afford to start our own business, to invest in our education in Real Estate (like your course) and start saving for investments to help build vehicles for passive income.
I was given a grant from the government which funded me and trained me to start my own business - the things you attract when you are focused!
However during that course I had to make a presentation in front of the class - and I couldn’t sleep for days!!! And I had knots in my stomachs for weeks when they told us. But thanks to you and the process of putting myself out my comfort zone by first even attending the seminars - I did it. And for the first time in my life felt incredibly proud of myself - because I had done something I would have found an excuse to get out of some how!
I even started my own business in Home Support which I would have NEVER attempted to even think about before being inspired by woman like you. To put myself out there.
I started this company from personally experiencing my step-father’s illness (whom raised me since I was 2 years of age). I was able to do something I was passionate about. He was diagnosed with Lou Gherig’s Disease and given 6 months to live. At his request, he stayed at home throughout all the stages of his illness, and we took care of him 24/7. To say it was difficult is an understatement. However, miraculously he lived an extra for 2 and half years! I believe it was because he was home with his family, where he felt comfortable. Where he could be around everything he worked for in his life. To be surrounded with familiar surroundings and memories. To have him that much longer with us is hard to express in words. In his honour, I hope to help others remain independent in their homes as long as possible.
We are certainly growing and learning as we go. However, we have a new lease on life. We want to concentrate on Real Estate and will be starting the home course you and Darren Weeks made together.
In March I am going to do a presentation for a Women’s Network! I’m still nervous, but it’s going to be a great learning experience for me. Perhaps a great opportunity for my business - one I would have ran from before.
In April I am attending the Guerrilla Marketing (Peak Potentials) in LA - something else I would have never done before either.
Thank you for becoming the person you are and inspiring other woman. Giving us hope that if we work smart enough and outside the box woman have a chance of becoming just as rich and successful while keeping their integrity and morals.
Thank you for being so kind and a great leader. Thank you for helping me become somebody I can be proud of being. I wish you only the best happiness in the world and the continuation of your success.

I did it! Hi there July ! Things are cooking up here in Winnipeg for me too. Bye the way, this is Marco Silvestri…the plumber guy you met at Fast Track to Cash Flow in Winnipeg. You & I talked out in the hallway for awhile. At that last event I took a few things away from it different than from before. 1- The importance of NETWORKING…I’ve always tried to do everything on my own. 2- The real estate course that you & Darren put out. 3- doing a big deal is really not much more work or harder than a small deal 4- the books & course Millionaire Mind Intensive. The MMI was awsome for me, I liked it so much that I sent my wife to the very next one in Vancouver in May 27th. It has been an eye opener for her. Since I took the MMI in Calgary, I came back & started working on a $980,000.00 block. Today I received the appraisal & it sounds really good. I meet with the bank on Tues. to see about the financing. ( The $225,000.00 that I need down I have raised by talking to allot of people & have found private investors who are interested in a 12% return) Lots of phone calls, proforma work(which you course helped with) e-mails ect. I’ve been living it & I love it. After the renovations are done to this 16 ste 2 bedroom townhouse complex we are buying, the new appraised value will be somewhere between $1.5 - 1.6M. All with OPM. I love it & it’s just the beginning of many more great deals ahead. Thanks for the encouragement & support. 7/10/2005 Hi there July. I did it. On Friday the 8th(the mortgage deadline) I signed the documents to buy the 16 unit townhouse complex. Possession date August 1st. Thats amazing…and it’s only the beginning,I feel it deep down inside. I have already started kind of looking around to see what else is out there. I want to grow but in steps. Like someone I know…$0.00 to $10000000.00 properties in 2 years. ha,ha,ha. But seriously I am pumped up. The bank gave us a cap of $1,000,000.00 to start, if we do what we say we are going to do they may go 75% of the new appraised value of $1,500,000.00 or more . By the time we finish all of the renovations, I’ll make money doing this deal…and then more renovating it through my Plumbing company and then more when I refinance with the new appraised vale. I think if things go next year the way they went last year I’ll probably gain another 16%-18% appreciation. Like I said earlier, I am pretty excited. Now, as one of my mentors said, the hard part of getting the property is done now I can get to work to renovate it & get those rents up. Talk to ya later July.

Truly “Practical education”
The Fast Track to Real Estate course truly is “practical education” to real estate investing. A combination of audio modules and workbook deliver all the information needed to take action in getting started in real estate, or to review specific topics such as the six profit centers, finding the deal, property management, etc. This program is a must for those who want to Fast Track their way to financial freedom!

After looking at about 45 properties I have purchased two, a condo and a townhouse, both with positive cash flow - small but a start. Thanks to your training program I have taken action. I am leaving tomorrow on a trip to look at more property.

I am a brand new graduate of the Millionaire Mind Intensive having spent last weekend at this powerful event. I am still buzzing from the energy and am experiencing rushes of excitement at the thought of managing my money and for the first time in my life knowing exactly where I stand financially. (I have already got my jars going and have opened 7 new bank accounts.) These concepts and ideas for living a better life are so simple and yet beyond the realms of most of us until we are actually told them. My husband and I had been supposed to go to MMI together and at the last minute he could not make it and so I built myself a sturdy case for not attending alone. Most fortuitously the night before I stumbled on JASIRE and on reading something July said, my case fell flat on its face. A quote from T Harv Eker “How you do anything is how you do everything” certainly hit the right spot with me. I was challenged and I am so glad I went. I have seen July before at other events and was inspired by her but I was thrilled last weekend to get the chance to say Hi and tell her that she was the reason I was there. July, you truly are an inspiration. Keep up the good work. Vitally important work that keeps the momentum going.

I’m fortunate to have mentor who helped me purchase my first investment property. However, he’s a part-time investor so when I came across July on the internet I immediately knew I wanted her to be my role model. Being a woman, what impresses me most about July is that she is a VERY successful FEMALE real estate investor. Before I could call her up I was surprised to hear her speak at a Cashflow event hosted by Darren Weeks. After hearing her speak about the Fast Track to Real Esate Course, I immediately purchased it. I also purchased the ebook “The Power of Real Estate”. The information in the course and ebook are invaluable. One of the main reasons I purchased the material was to learn more about approaching investors. Within hours of reveiwing some of the material I was much more confident about approaching investors and investing in real estate. Learning about the 7 profit centers of real estate and the continuity program have been extremely helpful. July’s system is so simple it can be easily implemented within a short period of time. Within weeks of starting the course I purchased two investment properties using none of my own money! My goal is to have 10 investment properties within the next 18 months. Thanks July!

Hi July!
I finally bought a bunch of real estate! I decided to go with the low down assumbale approach. I bought a suited bungalow
here in Calgary for 6K down and it cash flows $550/mos. I will be albe to up the rent in a month or so as well so the cash flow will go up to $700/mos!!!! Great hey! I also bought a duplex with 4 suites in it. That one cost me less, it was only 5K down!!! I get possession of that Sept 1st. That one will cash flow over $1000/mos as well. So it’s going really well. I also bought myself a condo. I did that one the old fashion way by qualify for financing. I did some light reno’s to it and I was going to sell it but I’ve decided to move into it and keep it for a year so I can avoid capital gains. My boyfriend and I are planning on moving to Vancouver in a year or so. I’ll sell my condo then but I’ll likely keep the other two properties. I bought over 1 million dollars in real estate in less than a month and a half!!!
It’s been really great! So many people told me that I could find low assumables and that a low assumable these days was 35K - 50K down. But it’s not the case. I founds some great ones!
